Temperatures soar in the summer and dip in the winter, so it’s important to keep your heating and cooling system in pristine condition. That means regular HVAC tune-ups from Sorensen HVAC.

Pricing For One Time Maintenance
- $120.00 for 1 System One Time Preventive Maintenance.
- $220.00 for 2 System One Time Preventive Maintenance.
- $100.00 for each additional system on the same property.
Pricing For Annual Agreement
- $220 for 1 System One Year Preventive Maintenance Plan, includes 5% discount on repairs and Priority Scheduling.
- $410 for 2 System One Year Preventive Maintenance Plan, includes 5% discount on Repairs and Priority Scheduling.

Our Service Includes
Indoor Air handler or Furnace
- Check thermostat functionality and calibration
- Replace filter with customer supplied filter or wash filter if washable
- Inspection of ducting and plenum seals visible from system
- Secondary drain pan visual inspection and debris removal
- Primary drain pan visual inspection for cracks or debris buildup
- Visually inspect Evaporative coil for issues such as leaks, rust or debris buildup
- Verify amp draws and voltage readings are within range for blower motor, blower capacitor, relays and circuit board
- Check blower wheel blades for loose blades and balance
- Physically check blower motor shaft bearings for excessive play
- Check wiring connections and tighten as needed
- If applicable, tighten belt and lubricate motor
- Clear primary drain line and p-trap – Summer maintenance only
Applicable to Furnaces during winter maintenance only
- Cycle and verify proper gas flow
- Adjust flame cone as needed
- Verify vacuum switch functionality
- Clean sensing rod as needed
- Verify proper ignition sequence
Outdoor Condensing Unit
- Wash outdoor Condensing coil (must have hose bib within 50 feet) – Summer maintenance only
- Take refrigerant pressures, sub-cool and superheat. Verify they meet manufacturers recommended levels
- Verify compressor and fan motor amp draws and voltages are within range
- Check capacitor readings and look for visible issues (swelling/rusting)
- Check wiring connections and tighten as needed
- Inspect condenser fan prop blade for wear or damage
- Physically check condenser fan motor shaft bearings for excessive play
- Visually inspect contactor relay pads for wear or breakage
- Check that system is level to reduce compressor wear
- Check and verify proper fuse size or breaker protecting system
- Verify defrost board functionality – Winter maintenance only
*Please note that HVAC systems vary. Items checked will depend on the type of system installed on the property. All cooling components on each system will be checked during the summer maintenance and all heating components will be check during the winter maintenance.
