How to Choose the Right HVAC Contractor for Your Phoenix Home

A bad contractor choice costs thousands in unnecessary repairs or poor installations. Here's how to spot a trustworthy HVAC company before you sign.

Most important rule: Never hire a contractor who guarantees a fix before running a diagnostic. A real technician needs 1–2 hours to identify the problem. Contractors who skip diagnostics are either inexperienced or hiding something.

1. Verify License & Insurance

Arizona Licensing (ROC #)
  • • Ask for the ROC (Registrar of Contractors) license number
  • • Verify it at roc.az.gov (search by name or ROC #)
  • • Check for active status and any complaints
  • • Residential: ROC 230935, Commercial: ROC 328927 (Sorensen's licenses)
Liability Insurance
  • • Ask for a certificate of liability insurance ($300k–$1M minimum)
  • • Verify directly with the insurance agent (don't trust a PDF they send)
  • • Uninsured contractors = you're liable for damage

2. Check Their Track Record

Google Reviews
Look for 4.5+ stars with 50+ reviews. Read recent reviews (not just the newest).
Yelp & Facebook
Consistency across platforms. Fake reviews are obvious—watch for generic praise.
Years in Business
5+ years is ideal. Newer contractors can be good, but longevity = stability.
BBB Rating
BBB A+ is best. BBB tracks complaints & resolutions.

3. Understand Warranty & Pricing

Parts Warranty
Standard: 1–2 years (manufacturer warranty)
Extended: 5–10 years (reputable contractors offer this)
Red flag: No warranty = contractor doesn't stand behind work
Labor Warranty
Repair work: 30–90 days is standard
Installation: 1–2 years is industry standard
What it covers: If the same problem occurs, they fix it free
Getting Accurate Quotes
  • ✓ Get 2–3 quotes for comparison
  • ✓ Ensure quotes are itemized (parts, labor, permits)
  • ✓ Same equipment quoted (don't compare a $3k quote for Trane to a $2k quote for Goodman)
  • ✗ Avoid the lowest bidder—cheap often means cutting corners

Red Flags (Avoid These)

No license number or refuses to provide ROC
No physical office address (work-from-home only)
No proof of liability insurance
Guarantees a repair without a diagnostic ($200+ charge)
Pressure to replace instead of repair
Quote significantly lower than competitors (bait-and-switch)
Cash only, no receipt
No mention of warranty on parts or labor

Green Flags (These Are Good Signs)

Licensed (ROC #) and insured
5+ years in business, local reputation
Written warranty on parts (5+ years) and labor (1–2 years)
Free diagnostic visit with honest explanation
Transparent pricing with itemized quotes
4.5+ stars on Google with 50+ reviews
Honest: recommends repair when possible vs. replacement
Available for emergency service (24/7 or same-day)

Questions to Ask Before Hiring

Can you provide your ROC # and proof of insurance?
How many years have you been in business?
What's included in your warranty (parts & labor)?
Do you charge for a diagnostic visit? (Most reputable contractors charge $150–$200, waived if you hire them)
Can you provide references from recent customers?
Are you available for emergency service? What's the response time?
Do you handle the permitting, or do I?
