Spring AC Maintenance Checklist for Phoenix Homeowners (25 Points)

In Phoenix, spring maintenance isn't optional. We've gotten enough July emergency calls from people who skipped their spring service that we feel pretty strongly about this. A couple hours in March or April can keep you from being without AC in the dead of summer, waiting on a part that's backordered two weeks. Here's what to go through before it gets hot.

⚡ Phoenix-specific note: Your AC runs 10+ months/year, nearly double the national average. Annual maintenance isn't a "nice to have" here. It's what separates systems that last 15 years from systems that fail at year 10.

Part 1: What You Can Do Yourself (10 Checks)

These take about 30 minutes and require no tools beyond a garden hose.

Replace air filter (1" filters every 30 days in Phoenix)
Clear debris around outdoor condenser unit (leave 2 ft clearance)
Gently rinse outdoor condenser coils with garden hose
Check all supply vents: make sure none are blocked or closed
Test thermostat: switch to COOL, set 5° below room temp, confirm air comes on
Inspect condensate drain line for standing water or algae
Check insulation on refrigerant lines going into house
Listen for unusual noises when system starts (clicking, grinding, squealing = call)
Confirm all return air vents are unobstructed
Check circuit breaker: make sure AC breaker is firmly in ON position

Part 2: What a Professional Checks (15 Points)

These require tools, refrigerant handling certification, and electrical knowledge. This is what's included in a professional tune-up.

Refrigerant level measurement and leak test
Electrical connections tightened and tested for voltage/amperage
Capacitor and contactor test (these fail most often in summer)
Evaporator coil inspection and cleaning
Condenser coil deep cleaning (beyond what a garden hose can reach)
Blower motor and belt inspection
Drain line flush and treatment
Thermostat calibration check
System airflow measurement (CFM)
Full operating temperature and pressure test
Motor bearings lubrication
Heat exchanger inspection
Disconnect box and wiring check
Unit efficiency report (actual vs rated)
Written service report with any recommendations
